I do this for several reasons. My policy is that I present potential clients with a suggested price based on my research. I send them the data that I used to come up with the price as well as the coop broker commission. In many cases they sellers want a higher price. If they want to list at that higher price so be it. I am clear to tell them that I don’t agree with the price.
I take the listing because it could lead to other listings or to other buyers. It is also advertising for me as my sign goes up. In most cases it does not pay off and I take the loss but sometimes it does.
