You said yourself that the family room was taken from the sf of a bedroom. Had you ever considered whether this property might qualify for an FHA 203K loan?? You would put little down and save cash for future repairs/rehab (as well as the cash you are eventually loaned over and above your purchase-money amt which could be used for repairs/rehab).
Had you ever thought of moving this (probably 19′ x 19′) “substandard garage” to the ample backyard? How much $$ do you think this takes?? Try $25-$30K.
And this is coming from the “queen” of SD mid-century development. It’s all “small potatoes” from here on out.
Why don’t you use the current inspection report on file to attempt to obtain this “estate” property in the $350-$375K range??
Just a “suggestion,” nothing more. Just think of the possible future tax savings from acquiring Radcliffe at rock-bottom prices :=]
Think outside of the box or DRIVE. Those are your choices, here, the way I see it.[/quote]
Scarlett lowballed the termite problem.
Without me wasting too many keystrokes, let me suggest that you Google the address, do an overhead view, and tell me how in the world you’d “move the garage”? Where would you propose moving the driveway?
The only acceptable thinking out of the box would be to buy the lot, bring in bulldozer, and start over. There’s nothing wrong with your logic in general, but this was not the place to do it. It’s one thing to argue a strategy, but how in the world can you defend a place if you are looking at it from SDLookup only?
