We’ve offered a lot of good suggestions here, bdc0, but several of them are NOT walking distance (at least not FLAT walking distance) to stores, karate, etc. If you can possibly scale your house size down just a little, there are many possibilities in Rancho San Diego, Cottonwood or Vista Grande (up a little hill). Vista Grande Elem, Hillsdale Middle and Valhalla High are the BEST schools in East County, IMHO. Everything is available around there including grocery stores, banks, trails, karate, restaurants, etc.
I would recommend you stay OFF a commute on I-8, especially east of Greenfield Dr. where it tends to be windy at times and is subject to the border patrol attempting to apprehend persons on foot or in vehicles. The more remote communities of Crest, Blossom Valley (which has the inventory you seek) and Alpine would be along this route.
There are a few “walkable” properties which may meet your needs just east of Granite Hills HS but the zoning around there (or lack thereof) is probably not what you are used to. It tends to be a hodgepodge of apts, small businesses and school traffic mixed in with older, large homes on large lots.
bdc0, I think you will find that not having to use a freeway at all to go to/from work will add immeasurably to your quality of life with your family.
Rustico, are the amenities in or around Steele Cyn Estates walkable?

I favor subdivisions located north and east of the the Willow st. exit off Hwy 94 for bdc0’s family’s needs.
