bdc0, it’s not about holding your breath. It’s that there haven’t been any one stories built (or a minuscule amount) in the size range you are looking for within the areas you mentioned. The lot sizes are smaller in most SD communities than what you may be accustomed to. A one-story house in your size preference takes up a lot of room and the City of SD has strict setback requirements for SFRs.
Give a lot of thought to 92019 because this zip code DOES have the inventory you are seeking and is close to your new employer. Get on realtor.com and click “Advanced Search” and untick property types “condo…,” then click “Property Features” and check “One Story,” click on MinSqFt to the drop down and highlight 3000, 3500 or 4000 sf (the smaller MinSqFt, the more hits you will get. In 92019, some neighborhoods are walkable to businesses and some are not. But if they are not, stores and neighborhood businesses are less than five minutes away. Also, there are plenty of recreational trails to walk, bike and ride horses winding thru 92019. It is overall a very upscale community.
I don’t know what field your spouse works in, but it is not easy to obtain employment in San Diego County. It could take her awhile and she may not get a full-time position and thus be traveling to/from work at different times of day (so “rush hour” won’t affect her as much). Don’t automatically assume she will not be able to land a position in 92020 or 92021. There are MANY businesses in those areas, as well as in Santee and LaMesa. She might not have to travel to San Diego at all to work.
You’re the one that is moving here for a job and needs to get to that job without a lot of hassle and inconvenience.
