As for that 2nd property, I know the owner as she is in the biz for a long time. You do know its a short sale unlike the other one.

BTW, I do have a bit of an anti-Aviara bias of sorts. It just never felt like a community to me and that is important to me. perhaps it is less so to you and thats fine. Everyone is different.
