CAR revealed a few more of her criteria, but I think 2000+ sq-ft single story on 10k+ lot is quite limited in NCC. If I’m not mistaken (feel free to correct me), 92009/92024 average lots are more around 7000-8000 sq-ft. 1/4 acre lot single story can’t be that abundant under $1M. Add in no HOA/MR and the supply tighten up a lot more.[/quote]

Correct, the inventory is limited, and what does exist tends to be in the older neighborhoods with much less turnover. We’re patient, and are willing to wait. 😉
We choose Escondido over Poway because of the commute. We can go directly through Del Dios, and don’t have to deal with the 15 and traffic. To us, commuting is a big deal (we’re both from L.A., so have seen how bad congestion/traffic can get over time). We detest commuting, so are willing to pay a pretty steep premium to avoid it. It’s all about quality of life, and the one thing you can’t buy is time.
I should also make one thing clear. We already live in one of our target neighborhoods, and have good relationships with our LL and neighbors. Our house is not ideal, but it suits our needs, and there is no commute (all surface streets, maybe 10-20 minute drive). We’re very content with our situation, so don’t feel the least bit rushed into buying anything. Others we know have not been nearly as lucky, so I definitely understand why so many have jumped off the fence during this period of exceptionally low rates and govt handouts.
We are also in the “high rate/low price” camp. If we were putting 20% or less down, we probably would have bought in 2009 as well. Hope this explains a bit more why we are so intent on waiting this out, and even though we’re frustrated, we’re willing to wait until it’s the right time/situation *for us* to buy.
