I don’t know about the others, AN, but there’s something wrong with your east county number. There are far more than 10 properties for sale in East County that are listed for >$500K. I would venture that it’s between 500 and 1000.
Are you sure you’re not just looking at ONE zip code??
In addition, South SD County has several hundred listed properties with asking prices > $500K (maybe over 1000 properties).
