I’d be surprised if that one sells in the $650K-$700K range. It is very, very overgrown — and I’m a “tree hugger” saying this. It also has dark wood siding which will probably limit the buyer pool.
From the outside (haven’t been inside this house), it looks dated and like it will need a fair amount of updating and maintenace. It also has a slope, which is a potential problem in this n’hood (mudslides, drainage, and foundation problems abound because of the soil in this area).
I think the Cadencia house will close between $575K and maybe $650K.
But if you want a great deal, don’t you have to look beyond the cosmetic? Going for the house that’s ugly on the outside and have good bone for a great deal? Or are you expecting turn key homes for a great deal? I would think every buyers out there are expecting turn key homes at great deal (which mean it won’t be a great deal).
Over grown can be fixed for 2-3k (completely clear out everything). Dark siding can be painted for $2k. I’m updating 2000 sq-ft house right now, and I can tell you, if you spend $30k (rental grade materials) to $70k (near top of the line stuff), you can get a completely new house. Diamond is the rough is where you’ll find the best deal, I’m sure you know that.
Agree. We’re not buying it because it’s not what we’re looking for — slope, not enough bedrooms, corner lot, two-stories, etc.
I just don’t think this thing comps out above $600K, but who knows?
