Your time are off. 3-5 minutes to the 5, 5-10 minutes to the 805, 5-10 minutes to the 56, and 5-10 minute to the 15. Traffic time won’t affect your time, since its inside road.

Do you have a jet? 5-10 minutes to reach I-15? Just drive up mira mesa blvd towards I-15 around 5 PM and tell us how much it would take.
5-10 minutes to CA-56? Look at google maps (with no traffic and no stop at signals):
Basically the location is in the middle of no where and unless you work at Qualcomm and plan to send your kids to a private school, this is not the place for you.
