AN, don’t want to get too far off-topic here but I see you mentioned you preferred a one-story home. There are two models in Terra Nova that I think are about 1500 and 1900 sf. However, there could be the rare rear room addition. I just checked and you may have seen this REO of 2217 sf 4/2/3 in Chula Vista Hills (Andalucia subd) with a 9K lot w/RV pkg avail. No trees, no view and existing MR. Schools are CV Hills and BVMS/BVHS. Walk/bike to all, incl SW College.
There are many properties which fit your requirements west of the 805 but the trick is to find an available one and be in the position to move on it. These properties may or may not have tree-lined streets and will not have views.
There are a great many large single-story properties in adjacent 91902, not tree-lined, most without sidewalks and some with northerly or southerly views. The ones you could find at a good price will need work, incl updating inside and out from 60’s and 70’s era “decor” (incl accoustical ceiling) and very possibly a new roof. Avg lot size is 15K sf there.
One story tract homes built after 1987 are relatively rare in SD County.
