Always a premium on a 1 story house. As a rule of thumb add roughly 15% to sq footage when comparing to a 2 story (i.e. 2000 sq ft 1 story = 2300 sq ft 2 story). The reason is less space is wasted on staircases and hallways in a one story home.
Also there are far fewer 1 story homes so the demand per capita tends to be much higher than for 2 story homes.
