Also, I don’t buy the Mission Viejo comp. MV is, what, 10 miles from Irvine, 17 from Santa Ana/Orange? What potential Irvine exists within 10 miles of Temecula? What established economic center the size of the OC metroplex exists within 20 miles?
Again, the growth potential is strong, but it ain’t no Mission Viejo. Maybe Temecula IS the next Irvine (God help you Temeculans), but I see Irvine as a geographic/historical accident that is unlikely to be repeated.
