I’ve looked at a few places in Rancho del Oro. On paper the HOA rules are fairly strict, though in practice it seems they’re not enforced to the letter. IMO it’s architecturally uninspiring but increasingly affordable.
Bliss Circle itself is a bit out of my price range, though there are nearby areas that seem both affordable and appealing. I’m not sure if it’s better to back up to North or to Olive … North gets the train noise, but Olive seems to be popular with aficionados of highly amplified mobile audio systems. I mean, I have a fine amplified sound system in the nano-bus myself, but even I can only take so much bass … between the two I think I’d prefer the train!
I have no doubt that the future will bring lower prices on the better properties, but I don’t see how interest rates can stay this low without massive, unsustainable government intervention (much less drop to 4%). And I guess part of me wants to get in on the government-sanctioned homeowners pity party!

I have found myself looking more lately, because I am looking for my 1st house in Clairemont, prices have changed a lot there and I’m not sure how much further they will go. I went to an open house this weekend and it was a zoo.
