Thanks. I had this very discussion last night, how there is pressure on prices in Carmel Valley. The condo prices have fallen considerably. The townhouses/twinhomes are seeing declines. Add to the mix new SFH/McMansions built and financed during the bubble and you have a perfect recipe for depreciation.
IMO, it doesn’t matter if those who bought before 2000 have staying power and didn’t pull out HELOCs and can afford their home. The value in the surrounding perimeter will decline and if you can pick up a new McMansion for 800k, then why buy an older one for 800k.
