If you live in the coastal areas, there’s a certainly premium. Poway, Scripps Ranch a toss-up. Further inland than that, forget it. I certainly wouldn’t crowd a freeway for Temecula. I’m sure there are just as many dentally challenged there as the rest of the country.
Texas prop tax vs. CA prop tax + income tax is a wash if you have a job. Although I think TX should adopt a prop 13 / state income tax combo like CA. IMHO, high property taxes hurt the elderly most. TX will never even debate it. Too radical.
Many of the U-Hauls leaving CA are going to Texas. Houston and Dallas are typical big cities. Salaries are the same if not higher than here. SD salaries suck. San Antonio is a nice place to raise a family, but pretty boring otherwise. Austin is an oasis in the middle of it all. It has always been the most expensive RE market there. Lot of anti-growth forces. But a LOT going on. Very comparable to San Diego for quality of life.
Oregon is great but they hate Californians. Always have. Texas is starting to.
