“Cozy” = small
“Cute” = small
“Gardner’s delight” = no/overgrown landscaping
“Nestled” = tiny lot, no view
“Classic” = old
“Established” = old
“Clean” = old and dirty
But seriously, I ran into those issues and more. Our lot size ended up being 1,000 sf smaller than the advertised size, just because the whole tract had been given the same generic size and that’s what ended up on the records.
On a positive note, while we did see dozens of horrible layouts, we did walk into one (only one) where we instantly said “yes!” and ended up buying it.
