This is a very complex market and think of the big picture. If you are not experienced with real estate and foreclosures and if you purchase by yourself you may be able to save a little money 10K, but end up missing a better opportunity that can be worth 50K.
I would just contact SD Realtor. He is very familiar with the area and is a smart guy (he is also an engineer).
