4S Ranch has a lot of downward pressure due to hit in the next year. I’ve been watching it for a long while and it’s been pretty fairly insulated from the price decline mess. It’s coming and I’d personally pay no more than 350k for those specs but I’d have to be waiting probably a year or two to get that price.
1) Most definitely
2) Those fees (at least the HOA) won’t be going away
3) Yes there is a fire hazard but given what the big fires have done there are few areas immune to a big fire.
