Great article, Rich.

Let’s hope the trend continues.

Around here, store parking lots are packed. It looks an awful lot like it did during the bubble days. The slowest period here WRT retail traffic was in late 2007; it’s picked up steadily since then, with a more robust pick-up in the last year. Again, this is only retail, and based only on our personal observations.

As far as housing goes, it’s quite slow, but unlike many others, I think that high housing prices are inversely correlated to economic health. The only way people can tap that “equity” is by taking on an equal amount of debt. If people can buy cheaper housing, that leaves more money from wages (no debt offset) to spend in more “productive” ways.

Thank you very much for all your work!

Rich this is off topic but will you be updating your investment track record through 2011 on that link to the top right of this page? I checked today and it still only goes through 2010. Thank you. – Thumper
