No it is not an impossible dream. There have been an increasing number of properties north of LSF/east of 5 that have closed for under $1 million. It’s an older tract area and you may need to do some updating but on the plus side the lot size is often pretty generous.
Personally I think this neighborhood has a ways to go before it bottoms out. It’s actually one of the neighborhoods I am looking to ultimately buy in if and when the price is right for me.
