Uh, permabear, I don’t care how many times you’ve been in it. Your first link IS NOT a “gut job.” It’s completely liveable TODAY and is a VERY upscale property, IMO.
Your second link is an even nicer property (NOT a teardown).
You’re WAY off base here. You’re SO looking in the wrong places for “teardowns” or potential buildable lots.
If you go into SD proper, you will find lots ONLY within the CFD’s with HOA, because of your PUSD parameters you have set for yourself. In order to avoid these costly albatrosses, you will have to limit your search to lots in Poway, unless you can find an infill knockdown in SD zips.
I previously stated to look for a “teardown” because I am urban (so that’s how I think). But since you are limiting yourself to the PUSD, you will have to consider land which may or may not have all utilities necessary to be ready to build on, so you may have to bite the bullet and endure the “ultimate white paper fee” and also one or more inspections in escrow. It’s STILL cheaper to build this way:
By far, the best lot is the Quail Mtn. lot (the 8th [last] link, asking $500K) which can even have sewer brought to it (other utils are nearby).
It would be best to pay your architect an initial consulting fee and bring him or her to several lots you are considering making an offer on. They will tell you which lot is best suited to a plan which suits your needs.
Edit: Links 1, 2, 3, 5, and 6 are located within an HOA (where an unusual mid-century design my not be permitted).
