I can say from personal experience that this class of home is definitely dropping in price in the uptown areas. I have been watching 3/1’s or 3/2’s in the uptown areas for the past few years, waiting for them to drop below 500k, and I am definitely seeing way more listings over the past month or so. It used to be that to hit the 500k threshold you needed to go east of the 805 or south of the 94, but I’m seeing quite a few pop up in nicer areas of NP/SP/NH/UH/MH under 500k in the past few weeks.
Yesterday a 3/2 at 3521 Mississippi a block from Morley Field came up for $475 and it is now gone from the listing… looks like someone grabbed it quick!
I’d like to hear urbanrealtor’s current thoughts on these areas.
