I agree those areas will stabilize over time but we both know any area built in the last five years will see carnage for many years to come. They live in an area where that is far less of an issue and IMO would destabilize their social lives by moving to a bubble era community.
I suspect if you could have gotten a comparable property in this area at a SEH price you would jump in a NY minute.
