“Default” is a legal term and does not change ownership of a property. An owner can be in default for years and still own the property. If you leased your property directly from the current owner, it’s probably a valid lease.

If I were in your position, I’d stay put. Current foreclosure laws are very kind to tenants. You may get a few months of ‘free rent’ and then be offered ‘cash for keys.’
