ocr you can get financing for less the 50% owner occupancy but it is harder. Again, the reason is the hoa litigation. No lenders will lend on that. Think about it. Occupancy makes it harder but you can get a loan on it for investment property.
At the end of the day you are looking at about a 6% return on the investment cash on cash for a rental. I am not saying that is good or bad, it is simply what it is.
