Is it an investment property? Most hard money lenders don’t do primary residences. You are also looking at 2-4 pts plus rates of 10-12% and 65-70% LTV. What is your exit strategy?
I think I found a guy.
It’s most likely a tear down (keeping 2 walls of course). A second story would have great ocean views. I can cover all the construction costs. Exit strategy is to sell but maybe hold and set up for an exchange down the road.
