Hi there, I know we have talked about these Del Sur homes before (many months ago). I think that the corner lot has a premium because it gives a more open feel. In the homes in the middle of the block, you are looking into someone else’s house only a few feet away. We looked at Carleton a LOT last year. Say hi to Matt and Erin in the sales office!
Next time you are in the area, take a drive by this house:
9719 Deer Trail Dr.
San Diego CA 92127That is listed at 810K. Yes, it is more expensive than the house in Del Sur but your Mello Roos are MUCH less and the monthly payment is about the same, maybe even less. It is a much larger house (3780 sf) built by Davidson, in a beautiful part of south 4S Ranch, in easy walking distance of Stone Ranch Elementary. Like Del Sur, it goes to Oak Valley Middle School and Del Norte HS. Also, your front and back landscaping are already done. You owe it to yourself to at least check it out. You may find that you never go back to Del Sur again!

Premium may be the mountain views. Nice proximity to school and parks for new family.

However, the homes currently listed are in the high 800s-900s. I’m not sure how realistic those prices are based on recent comps, but time shall tell.

Developers will charge a premium whereever they think they can get away with it.
I remember buying in the early 1990s and one of the remaining lots had a premium on it. I asked why. The salesman said because there were no homes right up against the property on the rear fence.
I said yeah, that’s because there is a FOUR LANE ROAD there! He just smiled and shrugged.

Just thought I would update. That property apparently sold for $787K (per Zillow). So, did you end up buying it?? 🙂
