    City Venture purchased a number of lots in Stonebridge last year and sold them for $750-$850k, at least $200k less than the neighbors with the same floor plans that purchased from the prior builder Warmington.

    Looks like City Venture purchased 6 lots in the Crosby Villas. The prior homes were sold by John Laing, golf course view, 3000 sqft homes went for over $1.5 million while no view homes went for $1 million.

    Recently, these homes have drifted down to roughly $900k for a golf course view home. now City Venture is selling the golf course view homes for $820k and the no view homes are at $690k. $/sqft at essentially $200/sqft.

    too bad Crosby HOA is now up to $668, with mello roos at $540, meaning $1200 in HOA/MR per month.

    These are the same ones California West was (and maybe still is) selling? They were selling them in the sevens and eights. Guess they didn’t/don’t care to re-up? Could be that these last lots are the worst, but I have no idea how true that might be. I’m pretty sure these didn’t work out as well for them as Monteluz and Andalusia in 4S.

    With regard to City Ventures, the houses they built in Stonebridge weren’t up to same standards as those built by Warmington (and I think the lots may have been inferior as well), so they weren’t quite the price savings it would seem on paper. Still pretty good prices, though, for BAHs.

    As you said, they were the same floor plan, but I think it diverged a bit from there. It will be the same in The Crosby, I’m sure.

    yup, these are the same lots. I have heard the City Venture homes in Stonebridge are not quite as upscale as the Warmington version.

    looks like developers are doing quite a bit of musical chair. a bit weird to have one development pass thru three different developers though.
