Hello, yes I had the pleasure of attending the grand opening of Terra Mar in Torrey Highlands PQ. From my opinion, it was a nice grand opening, nothing special, an overprice house for the housing market. They state prices begin in the mid $ 700’s, but once you add up all the things you want, plus landscaping and the size of the house your looking at $800,000 and up. I don’t know, when I was there it just seemed like a lot of Chinese / Asian home buyers looking around. The house’s them selves were a little disappointing, unlike their close neighbors, such as Montea, Valonia by Greystones built a few years ago these homes don’t really have the wow factor. Granted, the location is great, the school systems are wonderful, but its still hard to swallow a mortgage or should I say a home loan of that proportion, even if you can afford. I’m not saying the place is bad, they’re nice homes, but over price, nothing special, that would make me jump and say ” I really want this house”! I’ve seen better, bigger, more better flowing floor plans at a lower price, not affordable but lower, granted they are re-sale newer homes. I will give them credit for adding a bedroom suit downstairs, again the rooms are small but in order to get the large expansive suit you need to upgrade your house plans, another expense $$$$$$$$ added to your loan. The lot’s range from 5,000 sq. ft, depening on your location. Model homes are fun to look at, its amazing how these developers try to sell homes of these proportions, in this market. Anyways to be honest if I had the money to take out a $850,000 home loan, I would wait for a short sale or a re-sale home in a neighborhood down the block, more bang for your buck. It still not affordable but, those neighborhoods have a homy feel. I guess it really depends on the person seeking to purchase a home. I like Rancho Penasquitos, I just wish they had more affordable housing for people like me, who even in the worst housing market still can’t afford to buy the home of his dreams, maybe someday…

Ocassionally, one no-so-good lot remained on the market for a short period. Terramar is not far away from highway 56. You can hear the highway noise almost everywhere in the community. Does anyone have any comment on the noise problem?

It is right next to Camino Del Sur road that is the main road to highway 56 or to carmel valley road. The high school is right opposite, much more traffic and noise… don’t need to talk about the model house, floor plan, lot size or higher ranking westview high school… the location is bad and not attractive.
