The OP wanted to know how he is wrong, and he is wrong by virtue of labeling everyone who didn’t purchase as bitter, gnashers-of-teeth. This thread points out multiple times that this is not the case.
And as for smug?…..There was plenty of smug going around when prices were appreciating. What we are seeing now is ‘Smug-Transfer’ to the prudent and subsequent ‘Smug-Withdrawl’ from the reckless.

You are correct, JWM – it has and probably always will be a local-boy network. It took 10 years for my brother to get into the higher paying job circles – just a way of life on an island.
