The issue here is quite simply I’m looking for rent income not appreciation. Rent for this house in this area is actually 2000/m or so. The market is still in decline so it’s a hard call. I’m looking for something which with 60k down will net me 500/m in cash flow.

Even if it’s not the best price, sometimes it’s just best to get what you need instead of the hassle of battling with your husband over best prices.

I actually went to see this house and while it was big (felt a little too bland imo), I don’t see why people would put in the extra drive to live in olivenhain. .5 acres on a steep hill that may have landslides pretty much describes the area of olivenhain and yet it still commands high premiums compared to say black mountain or rancho penasquitos?

pokepud3ParticipantOf course if it’s a good deal, cash investors will get first choice. Why deal with 20 percent when you can deal with 100 percent down?
