“Would you mind telling me as a local what are some of the cons for PL? It looks like you can some good sqft and slices of ocean view for under a million.”
_______________First off I have no desire to live in the Lindbergh flight path so that takes the whole northern 1/3 of PL off the table. Based upon discussions with long-time residents I think the elementary schools are good but the quality decreases at the middle school level and high school level. It’s an area with pocket neighborhoods and streets, some great and some ratty – which is very typical of SD coastal in general. Not a fan of the northeast commercial area. Not a big fan of the beaches.
Overall for the amount of money I would have to throw down to get into one of the nicer pocket areas of PL, I just feel I can do alot better elsewhere in SD County. For instance the SB neighborhood we have discussed, where for the same money I think I can get a bigger house on a much bigger lot in an area that is not spotty IMHO. With great schools all the way up.
I will not pay a premium for a slice of ocean view, it’s just not worth it IMHO. My primary home has a panoramic ocean view which was one of the attractions. I have to tell you that these days my wife and I are working alot and raising a family and we just don’t have the time to sit there and ogle over the view much. So how much is a view worth then, and what about putting that view money into some other criteria? I think we are going to pass on the view premium in the next home and put that money elsewhere. But if you have the time to truly enjoy a view (not a “stick your head out the bathroom window and look between those houses, do you see that sliver of water?” type of view but a legitimate view) then it may be worth it to pay the premium to you.
I have also divorced myself from the “west of 5” mentality that I had for so many years. After 15 years of living in S. MB and PB, I could no longer maintain denial of SD’s dirty little secret to outsiders that the weather is better about 5 miles inland than it is on the coast. I spent too many days leaving the overcast beach to go hang in the sun at my friends’ pools in Clairemont. So I want to stay in the “sweet spot” IMHO which is just off the coast but not too far in where it can really heat up in the summer.
Anyway, if you are looking in the high 6-figure range you will have plenty of options in a wide variety of neighborhoods. If it were me, I would rent right now and get a feel for where I would be most comfortable.

DaCounselorParticipantThanks DA we too are keeping our eye on this area too as it appears Solana Beach has a nice vibe but still puzzled by the lack of updated interiors?? Large lot sizes are a plus for sure!! (I think it was Sduuuuude who said “I like big lots and I can not lie”… which made me LOL!!
We are also thinking about Point Loma-Sunset Cliffs to be specific-have you thought about or looked there?
___________________I personally will be looking for an outdated decor in that SB neighborhood at a discount so we can do our own updates. I plan to hang on for a few more years and see where prices go. Hopefully down by nice chunk.
I am not looking at the PL area. I am very familiar with it and just not a big fan overall.
I have always been a guy who vowed to never buy into the “soul-less” stucco box tract world and instead I planned on living in MH or LJ. Over the past year I have come around a little now that I have a kid. I grew up in two different tract-type developments on the East coast in the 60’s/70’s/80’s and it was such a great environment having tons of kids in the neighborhood with many many families in the same boat as us. I’m starting to think more about wanting to put my kid in that type of environment. I have friends in Scripps Ranch and CV that succumbed to the lure of tract-world and they found many perks associated by being surrounded by many people in the same stage of life.
So based on that I have also been keeping an eye on CV and Scripps. I think you get way more for your money in SR and I doubt I will be willing to pay the premium that CV currently commands. I have also been watching several neighborhoods in Encinintas, like Encinitas Estates and the neighborhood NE of El Camino/Encinitas Blvd. Encinitas Estates looks kind of like a poor man’s version of the SB neighborhood I am watching.
It continues to be an odd market here IMHO, not alot of stellar inventory, gov’t intervention, manipulation of distressed properties, the list of moving parts goes on. I have personally not been able to conjure up a good reason to enter into such a strange market at this time, instead opting to watch the show and see where things go.

DaCounselorParticipantWhile this thread was started with a discussion on MH low-end trends its title could probably be changed to MH trends. I don’t believe that the mid and upper end of MH can avoid big declines across the board. Some good examples have already been posted. Many more to come IMHO. The same should hold true for the other more “elite” zips in SD. As jp said they are taking longer to fall, but fall they will.

DaCounselorParticipantNo it is not an impossible dream. There have been an increasing number of properties north of LSF/east of 5 that have closed for under $1 million. It’s an older tract area and you may need to do some updating but on the plus side the lot size is often pretty generous.
Personally I think this neighborhood has a ways to go before it bottoms out. It’s actually one of the neighborhoods I am looking to ultimately buy in if and when the price is right for me.
