Why not build your own house ?

Being lurking on the forum for a couple of years …
My hat off to all the contributors for “staying ahead of the curve”. Many people I see here should run for congress 😉 then we won’t be in that mess!

Anyway here is the thing : Why not build your own house???
1. Buy big chunk of land (1 acre+) for some reasonable price (150-200K)
2. Hire your own people to build (not contractors)- maybe family , of course they need to be profesional builders like the illegals that build those brand new houses 😉
3. Get off the shelf plan – I would assume that even hiring an architect will not be very costly nowadays
4. Buy high quality materials
5. Build the house – should not be very hard considering in other parts of the world they build with bricks and cement

The advantages
– high quality
– custom design
– hugh land
– no mello roos
– instant equity – from saving builder profit

I believe that builder profit margin is at least 30-40 maybe even 50%

And how hard can it be to build a house – illiteral/illegals do it why not people of higher intelligence

Any thoughts ???

Still , if a builder puts custom design house for 1 mln and cover those expenses AND turn a profit , why should not a person do those same things and end up with a cheaper (20 -30%), higher quality houise ?

I know people that have done it.

What are we paying the builder for : knowhow ? knowledge how to navigate through county/city laws net, ready product that we are too lazy to put together ourselves?

I am surprised that people that saw through the bubble and are waiting on the sidelines , are not willing to take a step further!

I did not say it is simple , however it is closer to making a meal that say building a bycicle. On one you can make it yourself from raw ingredeints cheaper that the institution (much higher quality) while the other is cheaper to buy than to make.
Dealing with the city is its own issue which has to be researched in details
