One of my best friends has a house near Moonlight Beach in Encinitas that he bought in the early 90’s. It came with a granny flat that had a long term tenant who stayed another 14 years. He booted her a few years ago (he actually gavce her 2 years notice) remodelled it to down to the studs and now rents it out on VRBO for about $100/night. Not that he needs the money but I think it covers the mortgage on the house. After a few years he already has about a dozen renters who come back once or twice a year.
