Dona, Rima is fortunate to have a friend like you. I am not picking on her as a person. She may be very sweet, happy, optimistic, and all that. But as a professional, she is lacking. She needs to study a few articles about the economy before she writes more articles, and ask someone to proofread her reports. My question about her report stands: is she uneducated or unethical?
As far as Bob, he made no claims. He crunched a bunch of MLS data. As far as I know, he is the only realtor around here with the statistical know-how to do this. Most realtors lack basic math concepts, so they are not capable of such a feat. I found Bob’s forward-looking reports very helpful in navigating the market. He did not give any opinions, such as saying we are landlocked or prices will only go up. He only gave an Excel analysis of MLS data.

And I just want to say this since you’re that kwik in replying again and for the third time do you invest in San Diego Real estate market? And when was the last time you or Farls did, my point is, its one thing to run analysis and another to work the market, so for Rima to be educated she must agree with you and Farls ” educate her self by reading more articles ( ohh excuse her for not reading the same one did read) which i doubt it bc she is big on reading, otherwise she is uneducated or unethical crappy, unsuccessful lacking of experience as what you and Mr Farls ( WAS )realtor said , give me a break this is extremism ,guys for the love of god she’s busy selling homes while you’re crying the market>>>

Grammatical errors within official documents deomonstrates to me nothing more than a lack of professionalism. No matter if that person is from Kansas or (insert country here).

April 28, 2006 at 9:43 PM #24748powaysellerParticipantDonna, I’m not debating points of view. I am asking whether she was uneducated (uninformed, lacking knowledge) or unethical (misleading) in her statements which are factually incorrect.
She states that increasing population is the reason behind high home prices. Fact: our population is decreasing. The Census Bureau report showed San Diegans are leaving San Diego in large numbers for the first time in a decade. This was on the front page of the Union Tribune a couple weeks ago.
She also states that our geography limits new construction, so this drives up prices. However, this is false. Builders are building like crazy, and there is plenty of land for them to do so. As far as land-locked: prices in Phoenix and Las Vegas shot through the roof and they are not land locked. So housing prices have nothing to do with being landlocked. Japan actually is land locked, yet their prices have fallen for 11 years.
As far as my situation, I sold my house because of the housing bubble. I am not investing in real estate, because at this time it is a rapidly depreciating asset. We took our profits, and invested them in a 4 month CD earning 4.75% interest.
May I suggest that you and Rima read the Bubble Primer. I don’t think you or Rima have to enjoy reading, but salespeople must have basic knowledge of their products and the environment in which they compete. They also must be honest in their marketing.
What Rima has done in her marketing materials is false and misleading representation. I heard on the radio recently some NAR ads about high realtor morals. Part of the obligation a realtor has, if they do have morals, is to give accurate information.
Perhaps she was uneducated about the facts. Your defense of her makes her sound like a nice lady. She didn’t know better, but now she does. Now she has the responsibility of making a retraction, so no further damage is done, and so she can uphold the high moral oath of the NAR. If I were embarassed like this in my profession, I would make a quick retraction. I also suggest she asks for proofreading of her marketing materials. However, in professional and business communication, and marketing materials, one must take more care in how one presents oneself (grammar and accuracy of facts).
I stand proud by my original post. But my question has been answered.

I respect the passion that you have while replying to the posts. But clearly you have lost the focus of what we were originally discussing and now you are flying off with all kinds of random statements…Most of which make no sense.
If you remember:
1) I said Rima’s article was poorly written and contained many grammatical errors. (Which could be attributed to English not being her 1st language.)It should never have been published as it was written. I don’t think this can be disputed.2) I questioned her as being an expert with enough qualifications and experience to be writing real estate articles for publication. This is a valid point as shown what she said in the article…and due to her being relatively new in the business. This is a point I guess we can just “agree to disagree” on…
The more you write…the more I shake my head.
You said I made a racial comment. Can you please point it out for me? (In fact, you called me a Redneck)
For your information..I made over $180,000 in gross commissions from being a real estate agent last year and happily left the business. I did not enjoy it anymore and felt it was a good time to walk away. (Yet you call me a crappy part-timer agent without knowing anything about me)
and..
I am a foreigner living in a different country than where I have citizenship.I own my own company in that foreign country and provide jobs to 40+ people.
I guess we can just “agree to disagree” on the direction of the downtown market and not fight about it anymore. If you are happy with your purchase there then that’s all that matters. I just would not have bought a property there myself as I see it as a bad investment. I don’t see how the data could have shown anything different….I can’t see how negative monthly cashflow (unless very large down-payment) and decling property values can be seen as a good investment. But again, if you’re happy….fine. Enough said about it.
I think your posts actually show you as the one who is intolerant of other people…..

Now my question what in the world you both have to advise people?? I guess quitting primary home ohhh ok I see . Its all clear so you never invest in downtown bc Farls and powyseller let me give you a tip a successful investor wont sell his or her primary home to profit 180k that is giving life style ok!!! now everyone got it, Farls you’re going in circles, God don’t you get it, scroll up read what you typed in your first commnet, you’re the one who is angry at the real estate industry San Diego market is upsetting you””crappy realtors,part timers crappy NAR magazine”” your judgmental remarks ruined your professionalism you might have some ideas or tons but it’s the way you put it, my advise to you remove crappy word , stay away from judging people behavior don’t go personal, speak with open mind don’t insult others just bc you feel like it agree to disagree guys I can go on and on, for powayseller its sounds we agree to disagree again its your ways or hit the highways

I’ve worked with a number of immigrants in tech and now finance and none of them write this horribly. It’s hard to even discern what she’s attempting to convey. It is irrational thinking that has propped up prices as people make emotional decisions to buy or sell, and this woman’s decision is clearly based on feeling with little regard for market fundamentals.
