To buy or not to buy – Torrey Highlands?

Dear Piggs,
I need advise!
I am looking to buy a home in Torrey Highlands, zip 92129. I have found a home that I like, built in 2004, 3 bedrooms, ppsq ft = $258. I like the community, and the fact that it is new. The house has the upgrades that I desire – granite countertops, laminate floors in LR, FR and kitchen (though i would’ve preferred hardwood), and is in move in condition, also short commute to work.

However the bad point is that mello roos + HOA = $400 per month. My other concern is that is the ppsq ft too high? We ended up in a bidding war which increased the price per sq ft. Should I just wait a few months to buy, seeing that spring rally and lower inventory might be leading to higher prices currently in market?
We are worried that 6 months down the line, the market may have declined another 10% . When is it is good time to buy?

1) Torrey Hills has a good location
2) TH/CV is that young family demo / biotech / white collar workers. Biotech is the only part of the SD job market I believe is safe.

Cons
1) people are losing jobs. Sony just announce 10k layoffs
2) some people believe it will takr 5-10 yrs to get house price appreciation

I don’t think you’ll lose 10% in 6 months, more like a yr.
