I don’t think I have ever said that North County Coast absolutely doesn’t work for me. I said that Scripps is the best for me because we cannot afford NCC or Solana Beach, which is another place where we would like to live and is by FAR the preference of my wife over my selections. I have definitely said I do not prefer places with MR. Also that I am not a fan of Carmel Valley or 4S Ranch. What I have said is that Scripps offers us the best alternative giving the pricing and the location. I don’t think I have ever ever posted that Scripps is the number 1 place we would want to live within the county limits.
However feel free to parse through all of my posts and repost if you like.
We actually went and were going to make an offer on the land opportunity just east of RSF road about 10 weeks ago. You should know that area well but we did not follow through because it has been declared a geo hazard by the city of Encinitas and the homeowners are required to pay the bond on it so we backed off of it. The city of Encinitas is still working out the details to get all of the geologic work done.
Similarly we also look in Solana Beach, Carsbad/La Costa, Encinitas and University City. I did not know I am obligated to post every single area we have looked in. The offers we have made have been in Scripps the past two years and as I said that is So if that is okay just let me know.
Finally what I am calling on are opportunities that are not there. I have actually been tracking the Lone Jack area very closely. Contrary to your opinion I do not consider Elfin Forest to be Lone Jack or comparable to Lone Jack. Nor would I consider it coastal. To further my point, I didn’t insinuate or blatantly say that I know of half a dozen little niches off of Olivenhain that are available. Now I am not saying that you don’t, yet I am saying that as someone who has been tracking this area for something very similar to what this original poster described, I have not come across anything. Now you as a local expert may have, and I am simply calling you on it.
Finally while the original poster mentioned 1.6M I was very specific to identify 1.2M in my post.

Scripps is just as expensive as NCC and there have been numerous homes in the La Costa area that fit your search criteria at Scripps pricing or lower but I never heard you lobbing lowballs at them. My comments were all made regarding what the OP was looking for, your client needs are not relevant to me. Olivenhain has been very soft and there have been considerable price declines there already. Many of the homes are listed by agents that put themselves above their clients needs and I know of several “situations” that could be great opportunities. If you are looking for land in 92024 there is a great “situation” out there also.

92131 – 4 listings over .5 acre
92024 – 56 listings over .5 acreSo while it may be “news” to you I would have to disagree staunchly with the statement about Scripps and NCC being similar with regards to pricing. I think that for 700-800k you will get perhaps the same quality of home in either spot. Also for that same 700-800k I have found that you get a little bit more land and home seperation in Scripps then in NCC.

As far as Olivenhain goes I would agree with the statements about the pricing issues there. I find that there is still a serious degree of hoitty toitty attitudes out there mixed in with substantial denial. Also I do find (and maybe you do or do not disagree) a strong degree of equity out there that will act as a slow burning log with regards to keeping a fire under unrealistic expectations. However you seemed to have confused my rather factual analysis with trying to shill the poster. As you saw my statements were strictly with regards to one spot and I believe there were very accurate regarding that area and the numbers I presented. If you want to call that shilling then so bit. I could have very easily used more vagaries like, “There are plenty of opportunities in Olivenhain and some other even more interesting pockets nearby along the coast. I name a half dozen awesome little niches that would fit what you just described” which in my humble opinion, imply a heck of alot more then just giving helpful information…. but that is just me.
