So I definitely think the thoughts about a limited number of buyers is not really applicable to this type of housing nor is it important as there will always be buyers. What is important is the psychology which will be displayed in sales numbers.[/quote]I’d agree with you if the discussion was about La Jolla or most any beachfront housing. But Scripps Ranch?

ParticipantGood post SD R and yes Scripps Ranch too. It is convenient if you are a DR a Kaiser’s hospital in San Carlos, an exec in Sorrento Valley, an attorney that commutes downtown, a sales guy that likes a nice family area but doesnt like the beach. $1M is not a huge amount for someone with a household income of 200 to 300K. I know engineers and firemen that make $150K. Throw in a professional spouse and you are there. Lots of people have plenty of savings in the bank. This is not huge numbers for mid-career professionals in their 40 and 50’s. There are more of them out there then you could imagine.
Think of every business you regularly are a customer of. Someone owns that business and chances are they are making a good living off of it. If you are a salaried worker bee, its hard to relate but alot of self employed people make bank.

ParticipantWhere were all these high earners 10-12 years ago? Or better yet, the firemen and engineers about a decade older than the current crop making all this money? Why didn’t they bid up prices?
