Could not agree more about issues with home warranty companies. For major claims they will fight tooth and nail. If the furnace dies and they ask you to send the physical inspection report and you send it and that report notes the furnace was on its last leg then you could have the claim denied.
I would pursue this issue in an alternate matter then relying on the home warranty company.
