I got a good deal on a wife and a house. I knew basically what look and type wife I wanted so I was able to act fast and close when I found what I wanted. There were other bids but I knew a good deal when I saw it without actually any agonizing at all. I probably couldve negotiated better terms but the seller had me over a barrel.
House, not so much but alertness, awareness of finances, interest rates and having seen many other places and tracked their actual sales price (I had a little file with notes on houses , open house flyers redfin notes, which housesI had seen so I could see how much they’d actually sell for which went quick , which lingered etc.
So then, when you see something special, you are educated about the general reality of the marketplace and slightly more confident than you would be if you hadn’t been following sales to make the strongest bid I felt I could without getting queasy.
We actually missed, were the backup offer and then got a shot, which was actually for
the best, as that time period allowed rates to fall to their short term bottom. I probably wouldve taken backup status on my wife too, but I was pretty locked in early on

believe any nonhuman entity in the universe could care less about me or my earthly
maneuverings
maneuverings, but sometimes it does feel like thongs fall into place for a reason. Of
course this is illusory, but like love, it is s beautiful illusion, one perhaps no one should be expected to live without.
