Here are solid data for your analysis:
If you look at current listings “on the hill” there are 8 with an average size of 3008 sq ft and average asking of $ 361 per sf ft.
If you look at sold’s in last 3 months they have average size of 3601 sq ft and closed price of $ 271 per sq foot.
The current higher per sq ft cost is because the sizes are smaller.
If you look at 6480 Norman and 6462 Norman they sold for $ 181 and $ 204 sq ft. I would say it is pretty hard not to concur that they were bargains even in this market.
