Del Cerro View Homes

These home sellers on Dwane Ave in Del Cerro seem delusional. $1 million plus for these mediocre homes? And if someone could rent a million dollar property for $4500 a month (which is outrageously high, I agree) why buy? Many of the homes have been on the market for a long time, when is it going to occur to them that there’s been a titanic shift in the San Diego market? Flippers pushed prices too high and Del Cerro like all the rest of the neighborhoods that were pushed higher either directly by speculators or indirectly through “comps” of other areas. How long can these home sellers wait out the market? You’d have to be borderline retarded or too rich for your own good to offer anything close to asking price in this area. Unless the sellers win the game of chicken we’ll soon see foreclosures by the people selling who are in over their heads. Then the banks will price these homes to sell.

For those of you following Del Cerro at the top.

Bought at 870K about 1 year ago. Now virtually torn down, only partial walls standing. I thought it was going to be a REO.

Voila today, structural steel frame ( big structural memebers ) now being erected from the ground. Looks like some one is going to create the taj mahal. So at 870 + 130 carrying and partial tear down the buyer is essentially starting with 1.0 M, maybe more for the lot. View is partially blocked by big trees across street, otherwise view is excellent and street an A.

Contrast this with a nice view lot for sale almost to top of Madra. I believe it is now about $ 350K.

Anybody have any insight into this place? Why is it not moving? It has been sitting so long, and through so many reductions, maybe an offer in the low $500s (or dare I say high $400s) may take it.

And that place on Norman Lane, with the steel structures, the tear down, they are already a year into it and only have a few steel members. how can that be?

I looked at this place a while ago and aside from the huge sum of money it would require just to get this place back to a livable condition, it being on Madra and not at all set back from the street is a complete deal killer.

I do not believe there is a low enough price that would get me to actually live in the house. I’m sure there is a price where it would make sense to buy and rent out to a bunch of SDSU students, like the house across the street, but I am not looking for that type of property.
