Here are the dimensions of the kitchen and bathroom
Kitchen– 15 x 12 (completely new with new tiles)
Bathroom 1– 6 x 8 (keep toilet and bath tub (resurface?), new cabinet/sink/granite top, new tiles)
Bathroom 2– 7 x 9 (keep toilet and bath tub (resurface?), new cabinet/sink/granite top, new tiles)Here are my estimates based on your recommendations and some research:
Kitchen– $17k (including appliances)
bathroom 1– $4k
bathroom 2– $4kDo you think these numbers are reasonable? I think $25k is all we could afford.

ParticipantNot sure about pricing (haven’t gotten to the kitchen and bathrooms yet) but my experiences with resurfaced bathtubs haven’t been very positive.

Only you can say if your toilets and baths need re-surfacing.
My only input is that I think you should be very careful of using granite counter tops at this point. Essentially they are already an indicator of 2000s remodeling, and at this stage look exactly like every other home on the market. Can you imagine how they will look when you go to sell the house? Probably already dated.
If you can afford it, and depending on your tastes, marble or something different like Corian, might be well worth it in the long run.
