As an owner and resident of Pell Place, I am providing facts on the community and also providing my own experience (coming from someone who actually lives at Pell Place).
General Facts
Pell Place is located on Townsgate (near Del Mar Heights and El Camino). 316 units located in 3 buildings. Some condos face other buildings, which might be considered a negative. Some condos face “outward” (as ours does) so we have a view and often see the hot-air balloons.Construction: I have rented my fair share of rentals including apartments, townhomes, houses, etc. Some of which are in the area around Pell Place. The good news is I can not hear other people “talking” in the condos above or next to me. Maybe because Pell Place was new construction built for ownership and my previous apartments were not. However, if someone is in the courtyard, I can hear them. I assume if I owned a home and someone was in the front yard or at the park across the street, I would hear them. It is not sound-proof; I do sometimes hear sounds from the condo above me.
Layout: We live in the largest condo and it is 1,250 square feet. The great room and kitchen are the same size you would see in a single family detached home. However, I do believe the family/great room in the other condos may be smaller. We have a few arches in our condo so the architecture is quite nice considering it is a condo. Walk in closets. Laundry room. Granite counters. I’d go as far as to say Pell Place offers Luxury condos.
Walking Distance
We are walking distance to the luxury theater currently under construction and opening in Summer 2011. Walking distance to grocery stores (Jimbos and Ralphs), Starbucks, Jamba, Bagels, Rubios, Barnes and Noble, Sammys, and more. Located 2 miles from Torrey Pines State Beach and more.HOA
As mentioned, the HOA ranges from 250 to 300 depending on the size of the units.Here is what the HOA covers:
– water
– trash
– gym
– BBQs
– water fountains (really no benefit to us other than ambiance)
– landscape maintenance

I am happy for them that they are so pleased with their purchases. That’s good.

Anyway, I’ll be the first to admit that my SFH in Carmel Valley is a POS…Maybe it wasn’t that way before I got it, but it definitely is now π
*Stucco wall has a few cracks.
*Some of the double pane glass have pressure leaks
*The wood floor is chipped and scratched with my girl dropping her toys on it
*The light beige berber carpet has seen it’s days, and any more cleaning, the berber unravels.
*The walls are all scuffed.
*The concrete outside has stress cracks
*The flagstone has stress cracks
*The porch on the second floor has dry rot maybe termites and the paint is peeling
*A lot of the vegetation is now dead.
*Some of the baseboard molding is warped after my kids dumped a gallon of water from the bathtub onto the floor without telling me…
*Cracked tiles on the floor
*Chipped countersAnd no, I’m not intentionally defacing my home and planning to walk…But…all can be yours for the unbeatable price of $400/sqft π
Side note: I don’t see the point of buying a nice looking home if you have kids…It just ends up getting beaten up….
