Are we crazy for paying this price?

applejack, I understand that you need to focus on the impending birth of your baby right now and that is what you should do.

You state you liked it until your family interjected their opinions and your spouse loves it. However, you will be living there with your spouse and not your family, I presume? The items that you want to redo are not very big projects, in the big scheme of things. Owning property and living in an area such as Hawley Ave is truly something to be proud of.

Is your family aware of how much Mello-Roos bonds cost in newer construction tracts? Some, especially in tracts with $650K and up properties, can be exorbitant ($5K or more per year) on top of your property tax. These bonds last from 25-40 years, depending on when the tract was built and how many years are left to pay it. When you add these bonds to the cost of an outlying suburban or exurban newer home, it adds a SUBSTANTIAL amount to your purchase price.

You stated you opened other recent escrows which did not close. Was it because you decided you didn’t want to buy the property or your spouse didn’t want to buy it . . . or was it because of defects in the property?

Is there any possible way you can increase your contingency period for Hawley Ave 2-4 more weeks by stating you need to bring other inspector(s) out, just to buy some time to have the baby?

We considered Kensington but it is not our cup of tea primarliy because of the schools. It is a great place though and because it did not fit us doesn’t mean you guys will not love it.

Yes you could get a better deal in suberbia but you could pay more as well. 4S Ranch is suberbia as is Mira Mesa. Totally different. The reaction they had has nothing to do with your life, your family or yours/husbands commute. It has everything to do with their lives, their perceptions and their experiences. Don’t let it shake you down, rather expect it.

Don’t sweat house updating with things like paint, trim, etc. Look for bigger showstoppers then that stuff. That is simply time, money and sweat equity if you wanna hit it yourself. Now if the backyard is crumbling into the canyon or there is moisture around that is different. Since sdr is the only one on the board who actually has been in the home besides yourself, it sounds like it is not bad.

Mainly, that I will get into the house and will JUST have had the baby…and I will know what my family has said, and they will all be coming by to see the baby and I might feel anxious about what they are thinking about the house. Although, I am sure when we have a baby we will not think about the house that much.

I am not sure if I am in love with the house or not, at this point I am so exhausted with the whole house-buying and baby-making process that I don’t really care, I just want to get something done! I might have been in love with the house but we had to negotiate for several months and now I am just tired! My husband says we will regret it if we don’t go through with it.

Just an FYI, the house is not anywhere near crumbling into the canyon though the small deatched studio could. Wouldnt be a mjor loss and probably unlikely anyway.
