I use Ziprealty to check out what is on the market in SD almost daily, and typically keep my searches confined to either coastal (Carlsbad) areas or the Rancho Bernardo area and in the price range of $500-800K. There is usually quite a bit to look at. I choose to search in those areas because it has what my family and I are looking for…quality of life and excellent schools.
Today, just to satisfy my curiosity, I searched Ziprealty for SFR in the $180-300K range, and was shocked to actually see many homes in the Escondido, San Marcos, Vista and Oceanside areas at the middle of that range. Now, these are not necessarily neighborhoods where a lot of us would want to plunk our family down, but my point is that there are a LOT of homes on the market at very reasonable prices right now.
The bottom of the market has definitely adjusted! Now we just need to keep Temecula Guy’s pain train on track to make the rest of the county come back to it’s real values so families can once again live in homes they can afford.
