Because a very high percentage of your neighbors will be over 65 and not your peers with households full of young kids like you. Life in Socal for most people involves compromises. Figure out what your top 3 non-compromises are and dont look back.
I would not agree that a “high percentage” of homeowners in UC are over the age of 65. I would agree that half of them may be over the age of 50. It is a very STABLE area with very FEW distressed properties UNLIKE many inland areas of SD County with young families packed in like sardines, so much so that no less than 3 elem schools in close proximity to one another are potentially impacted long before the “buildout” of planned tracts.

December 21, 2010 at 10:04 PM #643346SD RealtorParticipantI think there are several neighborhoods that may be suitable for the original poster. Without knowing other factors such as commute and more about personal taste I think making a blanket statement like this community or that community would be best is foolhearty.
UC is a great place and I like it alot. It is serviced by SDUSD. The thing I didnt like about the homes are the lot sizes. The thing I would love about it is the commute. My brother lived there and raised his son there.
I am of course partial to Scripps as well. There is a much larger diversity of housing there with respect to size of the home as well as lot sizes. It is a great place to raise kids as is UC. You have Old Scripps, you have Stonebridge with new homes, you have the homes along Spring Canyon that are newer, there is alot to choose from. The commute is not great.
Of course there is PQ and 4S Ranch. Obviously you seem to know all the newer developments in CV as well. CV is also nice commute wise unless you are out towards the eastern part of it… still it is not to bad.
Again, hard to give an opinion on what works for you because I don’t know what you REALLY want.

Both excellent scores!
856 for an elementary is okay, not excellent. There are no fewer than 6 elementaries in Santee (of all places) that score higher than that. Notice the demographics as well. Spreckels is a SDUSD Spanish-language magnet. Half of the students are bussed in from south of the 8. The situation is not better in middle & high schools either. For 800K, I’d expect more. There are many nice 4-br’s for that price to choose from in Carmel Valley. And, unlike the UC properties, they are not 50 year old and they are guaranteed to be free of lead paint.
@yellowS2K, be sure to check 4-br’s as well. It’s not uncommon for a house to have 4 bedrooms + an office and yet be listed as “4/3” or “4/4”. E.g. here http://www.sdlookup.com/MLS-100071103-4403_Mistral_Pl_San_Diego_CA_92130December 21, 2010 at 10:12 PM #643442EugeneParticipant
And Spreckels rates an 856
