The BP area definately has its share of crime, but the key is buying in the right areas. The closer you get to the Sports Arena area and SD river, the tweaker/homeless ratio ratchets up significantly. But gangs? You sure you’re just not seeing kids in baggy pants and associating them with being in a gang? 🙂 There are definately issues in Linda Vista and central/northern Clairemont, but that is not Bay Park. Isn’t is safe to say that there are these issues in the areas bordering Carlsbad as well? If proximity to bad neighborhoods was an absolute factor in pricing/neighborhood quality, it would seem to be that Coronado wouldn’t be very desirable, right?
And comparing Bay Park with Del Mar? Huh? Little apples to oranges dont you think? I wouldn’t mind living in La Jolla or on Mt. Soledad too, but thats even more beyond my price range than BP at current prices…
