Scarlett’s advice is wonderful if you do not want to own that property. I have a few condos that size listed nearby in the mid 300’s all with much higher HOA and MR fees. They are condos not houses. All have plenty of offers on them right now.
BTW, the house that sold for 350K if it is the one I think it is was an absolute disaster of a house. probably needed 6 figures in repairs.
I didn’t know that. I thought the CMR has come down in condos prices more than that…But a realtor would know better. However, I think there is plenty more room for the prices in CMR to fall, they haven’t fallen *THAT* much. It could be another 10-15%. And another thing is, listing prices are in the mid 300s, but what the closing prices would be, that is the question. Or do they have multiple offers, sdr?
With sdr’s insight then, and how good the house looks, then the owners priced it relatively well. They will have to come down a bit, I think. 375K maybe? Depends how much you want to risk, or how much you like this home. Also, depends how strong your offer is.
Personally I would not pay more than 350K for townhome of this size, even in CMR. I.e., I’d wait.
