It’s just a regular apartment, as far as I know they have never been condos. One thing that is against us is probably 90 % of the tenants are college students and Mom and Dad are paying the rent or their just taking out student loans to pay for living expenses and not worrying about it. Most don’t care what the rent is, so they just pay whatever is asked and they don’t care about the apartment or surroundings.
I can’t believe some of the stuff the management tries to pull. One time they put fliers on everyone’s door strongly suggesting everyone mail in you rent to this office in N. County instead of in the drop box at the office. They did this about 10 times, so fine I started mailing our rent in. About 6 months later, I get a letter telling me my rent was late and had to pay a $50 fine. I’ve never been late before, and I always sent it in 6-7 days before the 1st. I went to the office and essentially said, “How do I know your not lying?” Think about it, randomly choose 10 people = additional $500/month profit and there is no way to prove if they did or didn’t get it on time.
